Slip and Bulkhead Problems


As noted a couple of pages ago, the water level on the lake had been down several feet because of the repair work on the dam which had been damaged in Hurricane Rita. Well, even after the repairs were completed, the lake level still didn't come up because the area was so far below its normal rainfall during the spring and summer months. Then, when it finally did start to rain some, we started seeing a lot of bulkhead damage. There were several factors, the main one being the low water level. In some places, like our boat slip, there was no water at all and so no pressure on the lake side of the bulkhead. This caused the bulkheads to wash out in some places when the rains finally came.

The first shot taken on 8/22 shows a failure on one corner of the slip. The root cause turned out to be poor drainage as rain water came from the north and east sides of the house and washed under the house and main deck to the east side of the boat slip. Several measures have since been taken to address the problem and prevent a reoccurrence.



After some haggling with the developer, I ended up having to pay for repairs to the slip but not for the work done on the rest of the bulkhead (see the next page). This shot was taken on 9/1 as the guys are well into the repairs.



This shot shows the repaired section with the washed-out post having been replaced.



In this next shot you can see that, even though the other side of the slip didn't fail, they still did some repairs and preventive maintenance. They put an extra post next to one that had a big crack and added a large horizontal board at the base of the slip, bolting it to the posts. Then they filled the gap between that board and the vertical wall with concrete. On the next page there are some more shots of the slip repairs.
